The institutional investment firm WSB Real Estate Partners (WSB), which together with its affiliates manages a total amount of INR 2,200 crore, has declared its entry into the warehouse industry.

The first project of WSB would be built on a 16-acre plot of land in Delhi NCR along NH71. With a total investment of over INR 110 crores, this environmentally friendly, sustainable, self-sufficient, and cutting-edge Grade A warehouse park would have a development potential of approximately 360,000 square feet.

In addition to collaborating with reputable developers in a few non-metropolitan areas, WSB hopes to increase its footprint in the warehouse industry and reach out to important metropolises like Bangalore, Chennai, NCR, and MMR.

Investigations are in progress for an additional three to four agreements, totaling around INR 500–700 crores, that it hopes to close in the upcoming quarters. The park is located in the Farrukhnagar-Jhajjar-Luhari region, an industrial cluster west of Gurugram home to large retailers, 3PLs, e-commerce, and industrial tenants.

Construction on the 360,000-square-foot complex is expected to be finished by March 2025. With sustainability at its heart, the park is well-positioned to draw major 3PL/industrial operators as well as blue-chip retailers, fitting in well with WSB’s long-term environmental, social, and governance (ESG) investment strategy.

Managing Partner at WSB Vinit Prabhugaonkar, responded to the statement by saying, “The NCR Park is our first foray into the thriving warehousing sector and serves as a gateway to India’s dynamic industrial landscape.”

We are thrilled to carry it out in collaboration with the esteemed warehouse developer Panattoni. Institutional investors have a lot of potential in the warehousing and logistics industry because of the strong infrastructure and several government policy initiatives that are demonstrating economic growth around the nation.

WSB is dedicated to directing more institutional capital into this area through its formal approach to investment management.
