This agreement brings Smartworks’ managed space portfolio in the Delhi-NCR to one million square feet. Smartworks, a managed workspace platform, announced on February 20 that it has leased one lakh square feet of space in a Grade A commercial building in Cyber City, Gurugram.


A 16-lane freeway connects the RK Four Square to the International Airport, MG Road, Golf Course Road, and NH-8.A medical area, a restaurant, a smart store, an IoT-enabled conference room, and plenty of parking are among the amenities available at the newest Smartworks managed office space.

The Increasing Demand For Flexible Office Space In NCR Region

Although DLF runs much of Cyber City, the building that Smartworks took over is now owned by an independent party and is called Reliance House. According to insiders who spoke to us on condition of anonymity, the corporation is now carrying out due diligence and may sign the final deal in the first week of November.

A large percentage of the demand for commercial real estate is generated by flexible space operators, who like Gurgaon. According to Vibhor Jain, managing director of Cushman & Wakefield’s North India division, shared office space providers will continue to grow their share of the total leasing market in the months to come.

It plans to end this fiscal year with 9.5 million square feet, of which around 500,000 are in Gurgaon. Recently, Smartworks leased 300,000 square feet in Noida and 230,000 square feet in Gurgaon.

Cushman & Wakefield Report On NCR Office Space Leasing

Since the Covid-19 outbreak, there has been an increase in demand for flexible office space. The hybrid booking platform Upflex Inc., located in the US and boasting the biggest worldwide network of flexible workplaces, reports that its share of office space climbed from just 7% in 2019–20 to 21% in 2022–2023 in India.

International real estate consultancy Cushman & Wakefield reports that the Delhi National Capital Region had gross leasing of 3.4 million square feet in the September quarter, down a little 4% from the previous quarter and 11from the previous year.
