Webhelp India has leased 63607 square feet of office space in the One Cube building in Gurgaon. The total lease period is five years with a monthly rental of Rs 61 lakh, as per the documents shown and accessed by CRE Matrix, a real estate data analytics firm.
The company has leased the fourth floor of the commercial building in sector 18, Udyog Vihar, Gurugram, from One Qube Realtors with a Rs 3.7 crore security deposit. As per the CRE Matrix document, the net monthly rent is Rs 61.69 lakh for 63607 square feet of saleable area.
The One Qube building consists of two basements, a ground floor, three stilt floors, and eight upper floors. The leased office space has 63 assigned car parking slots, and any additional parking space will be payable to Rs. 6000 per car.
The office space comes with a 15 percent rent appreciation after 36 months of leasing. There is an option to renew the lease duration for the next 48 months after prior notice to renew the lease before six months.
This is the first time when a commercial office project in a prime Gurgaon location got this much rental. The lease amount is approximately 100 per square foot a month, which is justified because of its focus on ESG (environment, social, and governance.
Nucleus Office Parks is the operating platform for wholly-owned Blackstone Offices in India. According to the CRE Matrix website, One Qube building is in Gurgaon’s commercial business district.
The workspace is conveniently located near the Gurgaon metro station and National Highway 8. This commercial structure is a pre-certified 5-star Griha building. In that matter, Nucleus Office Parks declined to comment on the office space deal.
