A high-rise society in Sector 57 had five residential units demolished by the department of town and country planning (DTCP). According to officials, these apartments were built without the necessary building plans and competent authority permission in the stilt area of three towers in Aloha: B4, B5, and D6.
According to district town planner (enforcement) Amit Madholia, “The enforcement team breached the partition walls and demolished doors and windows due to the critical nature of illegal construction. It is the first time that apartments in a high-rise structure have been demolished in this manner.
The project has breached the floor area ratio and the building has been done outside legal limits. The developer has not yet secured the occupation certificate (OC) of these skyscrapers. Aloha’s society now has 250 families living there.

The enforcement team also tore down a wall that the project’s developer had constructed to impede an 18-meter-wide road that had been allowed in the project’s layout plan. The road will be made accessible to locals as an access road. It was impossible to contact the developer to get his thoughts.
Currently, Aloha, which was constructed on 4.4 acres by AEZ Infratech in 2005, is now home for about 250 families. The project was meant to be finished in 2008-2009, but the developer didn’t begin handing over control until 2013, and then, without obtaining the required Occupation Certificate (OC).
Why Builder Doesn’t Able To Get OC
Since the developer didn’t finish pending work, including certain basic amenities promised to buyers, the building has been left unfinished, and some towers still need OC even after nine years. In the lack of such a critical document, the residents are unable to register their flats and are listed as unlawful occupants in revenue records.
The removal of illegal extensions and construction inside gated communities, about which residents and RWAs have complained, should be considered to have begun with this action. Such abnormalities won’t be accepted, a representative stated.
