Gurgaon’s Golf Course Road, Extension Road, and Sectors 128–135 on the Noida Expressway are emerging as preferred NCR micro markets for developers for both residential and commercial projects, with non-residents looking to acquire land in these two areas.
While M3M has several projects on Gurgaon’s Gold Course Road Extension, DLF is also planning to launch a group housing project in the near future.
The Max Group recently purchased a land parcel, and Mumbai’s Oberoi Realty is eyeing a plot in this micro market as its entry into the NCR (National Capital Region).
Developers such as Saya, Paras, Gulshan, and Gaurs have recently launched projects along the Noida Expressway, and Max has also acquired land in the area. According to brokers in the area, developers such as Prestige, County Group, DLF, and M3M are also interested in land in a few sectors.
“The proximity of these two micro markets to the city’s high-end markets, as well as significant upcoming infrastructure,” said Vibhor Jain, managing director of Cushman & Wakefield’s North India office. On the Golf Course Road Extension, approximately 35 percent of all new homes in the NCR and 15 percent of all new offices in Gurgaon will be built by the third quarter of 2022.
Because of its proximity to Golf Course Road, the market is becoming more popular. The Noida Expressway market accounted for 52 percent of total office leasing in Noida. According to Aman Nagar, joint MD of Paras Buildtech, Sector 133 Noida is an emerging, primarily residential market dominated by high-rise condominiums and commercial and retail developments.
“The Noida Expressway improves road connectivity by connecting the area to Greater Noida and Delhi. “The proximity advantages of excellent connectivity via rail and road have increased the value of locations.”
The area surrounding the Noida Expressway is a thriving commercial destination, with a slew of new IT and other businesses.
According to experts, the one feature that tips the scales in Noida’s favour for homebuyers is its road and metro connectivity.
